Orlando, Florida, is taking a final bow as the host of Design and Construction Week, welcoming tens of thousands of industry professionals for one last gathering of the annual event in the “Theme Park Capital of the World”. The combined energy of the International Builders’ Show 2026 (IBS 2026) and the Kitchen and Bath Industry Show (KBIS 2026) brings builders, designers, manufacturers, and technology innovators together to explore what’s next in residential design and construction.

At the heart of it all is The New American Home (TNAH), the official show home of IBS—and this year, it’s different. TNAH 2026 transcends the typical “show home concept” by embedding a deep, personal philanthropic mission into its core. Built by Alair Homes Orlando for owner and philanthropist Dr. Jason Eichenholz, the impressive property is designed to serve as a catalyst for supporting adults with autism. Eichenholz, CEO of Relativity Networks, is matching all contributions from the project to support housing and jobs for adults with Autism Spectrum Disorder (ASD) through the Jonathan’s Landing Foundation, eponymously named for his son.

The New American Home 2026 in Winter Park, Florida, on Lake Osceola—about 6 miles from Orlando’s Central Business district—is located at 581 Sylvan Drive. This majestic 16,000 +square foot, contemporary structure, is a tri-level home, with 6 bedrooms, 6 full- and 2 half-bathrooms, a multi-car garage with turntable and stackability, an infinity pool, wellness center and much more, all on a 0.73-acre lakefront lot.

With Design and Construction Week setting the stage, TNAH 2026 stands as a powerful convergence of cutting-edge design, engineering innovation, and purpose—inviting a closer look at how this remarkable home is redefining what the future of residential construction can mean.

As the 43rd installment of the National Association of Home Builders’ (NAHB) flagship show home program, TNAH2026 is crafted not only to demonstrate the latest in innovation and sustainability, but also to serve as a meaningful platform for community impact.

Built by Alair Homes Orlando—the first national builder to take on this prestigious project—the home is being unveiled at the NAHB International Builders’ Show (IBS) in Winter Park, Florida, February 17-19, 2026, showcasing products, technologies and building practices that set new benchmarks for luxury and performance.

The vision for TNAH 2026 goes beyond spectacular aesthetics and technical achievement. According to Pro Builder, the design reflects the industry’s push toward integrated functionality, elevated sustainability and real-world livability—with features such as high-efficiency building systems, smart home integrations, and environmentally responsible materials crafted to achieve top green certifications, including NGBS Emerald, ENERGY STAR, DOE Zero Energy Ready Home (ZERH), and Indoor AirPlus, aiming for a HERS Index well below zero.

TNAH 2026’s architect Michael Wenrich, of Michael Wenrich Architects, also shared with Pro Builder that his team collaborated with Eichenholz to deliver three important goals (we paraphrase them as three experiential/visual “pops”):

  1. The home needed to have a quiet, understated presence from the street, but then surprise visitors upon entering the main entrance
  2. Upon opening the front door, there needed to be an immediate sight line to the outdoor spaces through large floor-to-ceiling sliding glass doors
  3. The outdoor space then needed a vanishing-edge pool that seamlessly connected into the horizon line of the lake beyond, creating a unique focal point for the outdoor seating and entertainment areas

Beyond stellar aesthetics, what distinctly sets this show home apart is its philanthropic purpose: the home is being built for a specific owner whose broader mission—supporting adults with autism through the Jonathan’s Landing Foundation—is woven into the project’s narrative, with contributions matched dollar-for-dollar to benefit community development and employment initiatives.

The organization aims to develop a comprehensive, mission-focused community to help autistic adults achieve a high level of purpose and independence, with a goal to create 5,000 jobs and provide housing for people with autism. In another first:

TNAH 2026 symbolizes a future where residential design excellence and social impact converge.

Thus, the home is set to inspire future TNAH builders and designers alike to think expansively about the role of the home in both individual lives and the broader community. Further proof of this is that the home will serve a dual role of luxury residence and a highly functional and flexible venue for charitable fundraisers and initiatives.


 

Challenges of TNAH 2026

TNAH 2026, built upon a dramatic hillside lot overlooking Lake Osceola, faced several significant challenges that made it an exceptional engineering and construction feat, especially as the final Orlando edition of the NAHB showcase series. These hurdles stemmed primarily from Florida’s environmental and geological realities, combined with the project’s ambitious scope and a tight 14-month timeline—a common trait of ALL TNAH projects—e.g. groundbreaking in October 2024 and completing in February 2026 in time for IBS 2026 tours.

Key challenges included:

  • High Water Table and Basement Construction in Florida: Basements are extremely rare in the state due to a myriad of issues: water tables often 4–8 feet below grade; sandy soils; flood risks, and erosion potential. Geotechnical testing showed water at ~16 feet on this specific sloping lot, allowing the build—but it required advanced waterproofing (e.g., plastic/rubber membranes, dewatering during excavation, heavy reinforced poured-in-place concrete walls); precise engineering; and consultations with out-of-state builders experienced with basements. This defied regional norms and added substantial complexity, cost, and risk of issues like seepage and structural concerns.
  • Hillside Site Constraints and Grading: The lot’s 21-foot natural slope toward the lake enabled the excavation of the basement without excessive digging in flat areas but posed challenges for retaining walls, drainage, and integration. The infinity-edge pool and retaining structures were limited to no more than 5 feet above grade, requiring creative solutions to maintain views, stability, and compliance, while avoiding visual or functional compromises, all of which demanded meticulous site work and engineering.
  • Discreet Vehicle Access without a Traditional Driveway: Accommodating a sizeable car collection (up to 18 vehicles) in the basement meant no visible ramp or driveway to preserve the home’s clean, private aesthetic. The solution: a cleverly disguised car elevator appearing as a grass/patio area at ground level for discreet entry/exit. This innovative workaround required sourcing specialized equipment from California and overcoming limited local expertise/code precedents for such systems in Florida.
  • Tight Timeline and Ambitious Scope: The project was a whirlwind 14 months from start to finish, with an aggressive schedule for such a luxury-scale home, incorporating cutting-edge features, complex MEPs (mechanical, electrical, plumbing), coordination with over 65 partners, and balancing grand entertaining spaces, intimate family living and universal design principles.
  • Dual-Purpose Design: Likely a TNAH first, this project was built for an existing homeowner, who required a unique dual-purpose design (private residence + philanthropy/event venue). This added a layer of complexity in terms of hitting the hard deadline for IBS 2026, while effectively achieving the inspiring vision of the homeowner.

Despite these formidable obstacles, Alair and their strategic partners successfully navigated through them, resulting in a home that challenges regional norms and serves as a testament to what’s possible in Florida homebuilding.

Not surprising, Alair’s greatest feat—the 18-car underground garage and basement—was also its greatest challenge. The construction team actually had to shore up and excavate the basement during a hurricane, while trying to “dewater” everything at the same time.

Jim Krantz, Partner and Master Builder at Alair Homes Orlando, shared these first-person perspectives with Purgula:

“Trying to fight gravity and hydrostatic pressure while the sky is literally falling was a losing battle that most people wouldn’t even attempt. It’s one thing to dig a hole; it’s another to dig a hole that actively wants to become a lake. In those conditions, we weren’t just ‘dewatering’—we were basically trying to bail out the ocean with a bucket, while the walls were threatening to cave in.”—Jim Krantz, Alair Home Orlando


 

Features We Especially Liked


 

Underground Multi-Car Luxury Garage

When we first heard that TNAH 2026 in central Florida would have a subterranean garage, we were intrigued. The region has a very high water table, meaning groundwater sits close to the surface. For most homeowners in the region, basements remain impractical because of cost and water table issues—but this project demonstrates that with enough engineering intelligence and specialized systems, it is possible in select high-end builds.

Not only did TNAH 2026 subvert the insurmountable, they created an 18-car, stackable garage with turntable. Because the lot’s topography prevented a standard garage ramp without risking damage to low-slung sports cars, the design utilized a car elevator, sourced from market leader Carousel USA. The innovative entrance pad of the elevator is disguised to look like a grass parking pad—that lowers and raises vehicles into and out of the underground parking level. This bypasses the need for a long sloping ramp, which would have been challenging to fit on the site and problematic with Florida soil conditions.

The underground garage also includes car stackers/lifts for vertical storage maximization, plus design touches like black reflective panels with LED strips that serve as guidance for parking spaces.


 

Wellness Suite

The wellness suite in TNAH 2026 is part of the home’s expansive lower-level suite designed to showcase cutting-edge lifestyle features beyond traditional living spaces. This dedicated wellness and exercise area includes products and amenities intended for both physical health and restorative relaxation—such as fitness/exercise zones and spa-inspired elements (including a sauna and cold plunge) that reflect top 2026 home wellness trends prioritizing daily wellbeing and recovery.

In addition to fitness and recovery spaces, the show home integrates high-performance products that support comfort and healthy living throughout the residence—from advanced indoor environmental quality systems with low-VOC finishes and robust ventilation for clean air, to energy-efficient appliances and smart climate control. These combined features illustrate how state-of-the-art home wellness is woven into both dedicated spaces and key home systems and appliances.


 

Private Theater

The private theater is part of the home’s expansive basement entertainment suite, which also includes a game room and other leisure areas designed to showcase cutting-edge residential features.

The space is intended as a dedicated cinema-style room equipped to present high-quality audio-visual entertainment as part of the home’s overall entertainment amenities. The inclusion of a theater reflects a broader trend in luxury homes toward immersive media spaces that integrate premium display and sound systems (such as large-format screens and surround sound setups typical in home cinema design). In the context of TNAH 2026, this theater likely incorporates state-of-the-art electronics and acoustics coordinated with the home’s smart technology and entertainment infrastructure to deliver a sophisticated viewing experience for family and guests.


 

Entertainment Spaces

The indoor and outdoor entertainment spaces of TNAH 2026 are designed to accommodate both grand gatherings and intimate soirees with thoughtful variety and versatility in scale, setting, and function.

At the heart of the home’s basement level is a dedicated entertainment suite, which includes a spacious game room, theater, and wine cellar—perfect for hosting tastings, casual parties, or relaxing evenings with friends and family. This cellar and adjoining spaces provide a climate-controlled, stylish backdrop for wine enthusiasts to store and showcase collections while entertaining guests in a refined setting.

Indoor spaces for entertainment flow into outdoor living environments anchored by an infinity-edge pool overlooking the lake and designed to maximize views and activity both day and night. These outdoor areas are ideal for larger social events or al fresco dining, with room for lounge seating, poolside conversations, and scenic enjoyment of the waterfront. By integrating these indoor leisure zones with expansive outdoor amenities, the home supports a seamless blend of laid-back gatherings, as well as more formal celebrations throughout the year, such as charitable fundraisers. The home further supports larger gatherings by incorporating an “Event Ready Layout”, which includes a back kitchen with a private entrance and parking area to accommodate catering vans and staff seamlessly during events.

The home is also has a fully-equipped Studio Space (AKA guest apartment/ADU), with kitchen, bath, laundry, and separate bedroom, situated privately above the large 3-car garage.


 

Master Suite Retreat

The Primary Suite Retreat in TNAH 2026 is envisioned as a luxury sanctuary on the second floor that combines comfort, style, and cutting-edge products to elevate everyday living. This suite features a spacious master bedroom with adjacent lounging areas, private terrace access, and designer finishes that create a serene escape from the rest of the home.

The ensuite bathroom includes premium fixtures such as Kohler Numi smart toilet technology with bidet, heated seat, and LCD controls, along with sleek, easy-to-care quartz countertops, custom Wellborn cabinetry, and high-end lighting and hardware that emphasize both form and function. A dedicated walk-in closet and nearby laundry appliances (LG WashTower) add convenience, while integrated wellness elements like a steam shower experience enhance daily care routines. These features together make the primary suite both a personal retreat and a showcase of 2026’s residential innovation.


 

Universal Design

The design incorporates Universal Design principles throughout the home. This approach balances the home’s bold modern aesthetics and grand entertaining scale with thoughtful, subtle features that prioritize accessibility, flexibility, and long-term usability without compromising elegance. The result is a woven design that is an invaluable framework for a true “forever home”.

Universal Design Elements included:

  • Inclusive features for everyday comfort
  • Thoughtful interior circulation and ergonomics, with future adaptability (e.g. wide hallways and doorways; low-effort controls and levers; an elevator reaching all levels; responsive lighting; safety features; pocket doors that prevent exits from being blocked; low- and zero-threshold transitions; etc.)
  • Seamless indoor-outdoor flow and barrier-free transition areas
  • Flexible layouts and spaces for intimacy, scalability and lifestyle changes

 

Thermally-Treated Wood Cladding and Other High Performance Materials

Exceptional materials that collectively meet aesthetic and resiliency goals include: steel framing; impact-rated glass; thermally treated wood; and cast-in-place concrete basement walls for waterproofing and strength.

We were especially impressed with the generous application of wood cladding leveraged throughout TNAH, both interior and exterior spaces of the home. The wood cladding  provides a warm and organic aesthetic, that beautifully complements the modern, light-filled, open spaces, glass walls, steel elements, and metal roofing.

  • Exterior: Thermally modified wood (thermally treated for enhanced durability, rot resistance, and stability in Florida’s humidity) delivers natural texture and warmth against glass, concrete, and steel. Some areas use engineered options like LP SmartSide for impact resistance.
  • Interior: Thermory USA supplies thermally modified wood profiles (e.g., Benchmark Clear Pine and Ash) for paneling, millwork, ceilings, and accents. These warm tones unify floors, cabinets, and walls, softening the contemporary spaces with biophilic appeal.

The thermally modified wood choices add tactile richness and resilience while supporting sustainability goals (NGBS Emerald).

A Blumsafe Display Door Watch Winder Wall Safe was installed in the main dressing room as a built-in safe with a secure display window. It’s a unique product (protected by a U.S. design patent) that combines wall-, cabinet-, or closet-integrated security, with the ability to admire contents without opening the door.

It’s cleverly disguised at ground level—appearing as a grass covered surface parking spot—allowing vehicles to descend discreetly without requiring a traditional driveway or ramp. This preserves the home’s aesthetic privacy while enabling large-scale entertaining.

Carousel USA’s car turntable is installed in the basement garage to facilitate easy maneuvering and positioning of cars for efficient usage of a high-capacity space. The feature allows vehicles to rotate 360 degrees, simplifying parking, retrieval, and display. The Clopay garage doors featured in TNAH 2026’s 3-car ground level garage builds on Clopay’s tradition of innovative, high-end installations, using materials like low-maintenance steel, composite, aluminum, or natural wood for standout aesthetics and performance.

The standout feature this year is the Avante® Door with C-Power™ enabled Click to Conceal™ Panels. This is a smart glass system integrated into the Avante collection (Clopay’s modern aluminum and glass line), allowing the glass panels to switch from clear (for maximum light and views) to opaque/concealed (for privacy) with a simple remote control click.

This aligns with the home’s focus on bold, innovative luxury design, large-scale entertaining, and seamless indoor-outdoor flow—especially useful for a property with a massive underground multi-car garage accessed via car elevator, where garage doors might serve flex or display purposes rather than just traditional entry. This fits the Florida home’s hillside/underground garage context, where privacy, light control, and modern tech enhance the entertaining-focused design. Clopay’s continued involvement with TNAH demonstrate how their customizable, high-performance doors blend architectural curb appeal with functionality.


 

Viewrail’s FLIGHT Mono Floating Staircase System

Viewrail’s FLIGHT Mono plays a vital role in TNAH 2026 by connecting the multi-level layout with a solution that aligns with the home’s emphasis on innovative, open, and luxurious design. FLIGHT Mono is Viewrail’s flagship modular floating staircase system where treads appear to hover without visible support from below. This creates an open, airy feel that enhances sightlines and natural light flow between floors—ideal for modern luxury homes like TNAH 2026.

Secrets of TNAH 2026

Here are several intriguing, lesser-known features of the home we uncovered during our research, including interactions with key members of the construction team:

  • Digs—an AI-powered, collaborative construction platform—was used to document the project and deliver the first Digital Twin ever passed to a TNAH homeowner
  • Tremco provided a state-of-the-art reactive, self-healing, self-sealing waterproofing membrane—called TREMproof Amphibia—critical for protecting the subterranean basement from seepage. The coextruded four-layer hydro-reactive membrane was installed on the ground before the concrete foundation was poured for TNAH. (Source: Plastic News)
  • The Alair construction team overcame a hurricane basement excavation, a car elevator, and a car turntable, all on a compressed timeline
  • The Bourbon Barrel Staves bring a texture and history to the game room that “you just can’t get from standard shiplap or reclaimed barn wood. The fact that these staves ended up in a basement that, at one point, was basically a hurricane-filled swimming pool makes the finished product even better.” Jim Krantz, Alair Homes Orlando
  • The homeowner, Jason Eichenholz, invented a lighting product for the kitchen to address a specific need that no existing product could meet
  • The Car Elevator is essentially a commercial-grade freight elevator with residential aesthetics
  • The Car Turntable: “The structural slab work involved is intense. We basically built a giant, flush-mounted “lazy Susan” that has to support several tons of moving weight without catching or grinding.” – Jim Krantz
  • The great room features double-height ceilings with large spans of glass that look out over an infinity edge pool
  • The basement garage features spaces for up to 18 vehicles, as well as a movie theater, game room, climate-controlled wine cellar, and wellness suite/fitness room
