Las Vegas is once again bustling with activity as homebuilders, home product vendors, new technology companies, and home enthusiasts gather for Design and Construction Week — the combined tradeshow of the International Builders’ Show 2025 (IBS 2025) and the Kitchen and Bath Industry Show (KBIS 2025). Tens of thousands of attendees throng to the Convention Capital of the World to discover the latest advances in residential home design and construction in all corners of the enormous Las Vegas Convention Center.
If you only had a few hours to peruse the entire show, we would — begrudgingly — advise skipping the enticing exhibit floor and informative sessions, and head straight to The New American Home (TNAH). Each year, the ambitious and arduous role of TNAH is to encapsulate the latest innovations in home building and design, within a fully functioning, exceedingly energy efficient, ready-to-list luxurious home — a miraculous accomplishment under any circumstances, but especially under a very public 1-year deadline!
This year’s New American Home (TNAH 2025) sits at the 2,930-foot summit of the ultra-exclusive Ascaya Community in Henderson, Nevada — nearby to last year’s one-story marvel — with commanding views of the McCullough Mountain Range and the iconic Las Vegas Strip. TNAH 2025 is the highest elevation home built in the Ascaya neighborhood to date.
A luxurious, modern structure with expansive living spaces, TNAH 2025 marks the fourth installment in architect Daniel Coletti’s impressive collection of New American Homes — 2019, 2020, 2024 and 2025 — designed and built for the prestigious IBS show.
Located at 7 Stoneshead Court, TNAH 2025 is a majestic 9,047 square foot, 3-level home, with 5 bedrooms, 6 bathrooms, and 2 multi-car garages, in a contemporary structure that sits on a 0.54-acre lot. The home is equipped with virtually all amenities and technological features that one would expect for a property with a prodigious asking price of $15,499,000.

As is expected, TNAH 2025 represents the best in residential construction building technology, materials, design and craftsmanship as an homage to what the industry can achieve, be it domestically or internationally.

For this year’s New American Home, Daniel Coletti, Resident Designer and President of Sun West Custom Homes, had the seemingly insurmountable task of outperforming his last showhome TNAH 2024, which was exceedingly well-received.
For TNAH 2025, Coletti had a desire to accomplish things not possible in his previous TNAH designs.
Having designed and built three prior New American Homes in the Ascaya development, Coletti was especially excited about the 2025 lot, as he shared in an interview with Pro Builder:
“The unique lot gives us a host of cool opportunities to show some things that we haven’t been able to do in previous iterations of The New American Home.”
The most significant factor was being relatively unrestricted in terms of height, as TNAH 2025 is located on the top row of land parcels. The height of other homes in the Ascaya community, for example, are restricted, so as not to obstruct the views of properties higher up the mountain.

Ironically, Coletti not only thought of going “high”, but he also thought of going “low”, when he got the early idea of building an underground wine cellar that would make a 3-level home a possibility. Coletti immediately tasked his son with digging a 17-foot deep hole to determine if the ground was “workable” or “cost-prohibitive”, as in “too much hard rock”. The soil was amenable and the dig was a success, thus Coletti could continue with this and several other “wow factors”.

In the same interview with Pro Builder, Sun West project manager Tim Unick gave further context to the firm’s collective vision of aiming to surprise and delight visitors:
“There are multiple different experiences all throughout the home — from the subterranean wine cellar to the large, light-filled primary suite, to the organic breezeway from the casita leading into the main home.”

A critical, recurring element of Coletti’s vision that is easily and often overlooked — pun intended — is the incredible, breathtaking views that fit his homes like soft bespoke gloves. A young, first-time visitor to a Coletti Ascaya property reminded a few of us when unabashedly remarking:
“This is a nice home and all, but — wow — I just want to set up a tent and experience this view!”

The Challenges of TNAH 2025
Perhaps the biggest challenge — not just for the Sun West design and build team, but for anyone undertaking a TNAH project — is striving to supass the last incredibly designed and built showcase home!
At the TNAH 2025 media reception, Unick confirmed this challenge with the following candid reflection:
“How do you top something that turned out so well?”
That said, TNAH 2025 clearly took advantage of being able to build a structure with greater height than previous homes in Ascaya.
Another challenge we detected was Coletti’s desire to create a visually striking stairwell. Having a detailed design in hand for what he thought would require a custom build, he was pleasantly surprised to discover ViewRail’s new floating FLIGHT stairwell system. In short, ViewRail’s team won over Coletti’s team with their excellent product and enthusthiastic commitment to getting the stairwell impeccably installed.

Though not privy to the innerworkings of these types of high-pressure, highly-complex, highly-visible construction projects, we are confident in our assessment that the Sun Coast team is admirably adept at developing highly functioning teams and partnerships that are mutually aligned for success. The importance of this organizational capability cannot be overstated, which is vital to being able to overcome a myriad of challenges consistently — presumably always at “130 miles an hour in traffic“.
Last year we learned of the special role that Accurate Millworks played, who returned to provide their masterful craftsmanship to TNAH 2025.

Besides the ViewRail team, this year we also discovered Interior Designer Stephanie Osborn, who adroitly addressed the challenge of making a large and expansive structure feel comfortable, “like home”.

When touring a New American Home in person, we judge it by considering several important criteria:
- Is the design reflective of emerging trends that will play important roles for years to come?
- Does the home provide inspiration and ideas that can be applied to homes of all sizes, styles and budgets?
- Does the home exude warmth and offer pockets of comfort that “feel like home”?
- Is the home designed and built with “ease-of-use” and “ease-of-maintenance” in mind?

After thoroughly researching the design and construction process of TNAH 2025, and most importantly, experiencing the home firsthand, we can confidently affirm that the final product excels in three key on-trend areas:
These design elements harmoniously work together to create a comforting and reassuring sense of “home,” nestled within a safe, picturesque natural environment.
1. Artistic Warmth on a Human Scale
As we mentioned in the Challenges section, it’s not easy to transform a large, modern home — often comprised of hard edges and surfaces — into a comfortable, safe enclave.

TNAH 2025, however, is not only successful at providing warmth, it does so with valuable functionality wrapped in exquisite materials, artistic charm and expert craftsmanship.

Examples of “warm functionality” include:
- Large and heavy — yet elegant — floor-to-ceiling curtains that can enclose both primary bedroom suites, turning them into quiet and dimmed “resting spas”
- Stylish wood cladding motifs in the Great Room, Dining Room and southwest Primary Bedroom that provide visually-appealing sound dampening
- Creative textile wall covering in the intimate wine cellar corking area to counter the cool air, as well as the hard epoxy flooring and glass enclosure
- Large, comfortable, to-scale furniture pieces in the Great Room that make the enormous room feel inviting, as a soft counter to the stone flooring and fireplace frame
- Soothing, sound-absorbing, tan-textured wallpaper that majestically frames the large white bathtub of the primary bathroom suite
- Wood-enclosed kitchen column that adds shelving, warm visual appeal — directly, and reflected in the corner floor-to-ceiling mirror — with more sound dampening in an area rife with hard surfaces

Coupled with Accurate Millwork’s masterful design, Thermory “artwork” lends itself to create form and function. This can be seen throughout the home, but is most prevalent in the Kitchen column, the Great Room fireplace wall and the Dining Area wood mosaic.

Smart details such as the Breezeway bench and wine cellar “fish” table further illustrate the exceptional use of Thermory wood for visual interest and one of a kind museum quality appeal.

All of this comes together under the tasteful interior design direction by Stephanie Osborn, who brings the desert motif into the home with subtlety and sophistication.

2. Seamless Indoor-Outdoor Living

Similar to TNAH 2024, this year’s showcase home also excelled at connecting the serene natural surrounds with virtually every interior section of the home.

The Flush Sill retractable window system by Western Windows really caught our attention by demonstrating how important precision and details are for elevating the value of a product. Western Windows’ Flush Sill feature makes transitioning from interior to exterior seamless and safe by eliminating tripping hazards and barriers, especially important for households with young children and wheelchair-bound family members. Continuous flooring between the tracks adds a cohesive appearance, as well.

3. Luxurious Indoor Air Quality (IAQ)
Luxury homes have traditionally conjured images of palatial layouts and landscapes, opulent materials, state-of-the-art appliances, and exquisite design statements. With the growing focus on the importance of Home Wellness, a home simply cannot be “luxurious” without having indoor air that is consistently clean, healthy and comfortable. Unsurprisingly, TNAH 2025 delivered an exceptional IAQ solution on par with the visual and tactical elements of the home.

We uncovered several intriguing, lesser-known features of the home during our engaging discussions with key members of the construction team:
- At an elevation of 2,930 feet, TNAH 2025 is the highest elevation home in the Ascaya community
- 85 solar panels were critical to the home’s amazing -54 HERS index score — the lowest HERS score of any TNAH to date!
- The southwestern primary bedroom suite has a large secret linen closet hidden behind the distractingly beautiful wood cladding
- The off-white “soft textile-looking” motif above the Great Room fireplace is actually made of tile!
- Mirrors are used throughout the home as creative “low-cost/high-value” additions
- The backsplash of the main kitchen has two sliding panels that hide two “spice rack” storage areas
- The home has very few 90 degree angles, due to how the architect wanted the home to be situated for optimal views
- The two garages are lift-ready which means they can be updated to store an additional two cars
- The wine cellar on the main level has a hidden elevated wooden wine bottle — displayed amongst the real bottles — that serves as a door stop
- A floor-to-ceiling mirror was installed in the southwestern corner of the kitchen to add “warmth” by reflecting the nearby, attractive wood-enclosed support column

Each year the National Association of Home Builders (NAHB), together with the International Builders’ Show (IBS), present The New American Home or TNAH, the official show home for the three day builders’ show event.
